Who we are

A Texas-based real estate investment and development firm built on trust, precision and performance.

Victory Rock Capital is a Real Estate Investment and Development Firm headquartered in Dallas–Fort Worth. We serve as both gatekeeper and champion for our investors: rigorously vetting each opportunity, structuring it to institutional standards, and raising capital from a curated network of accredited investors.

Co-founded by a leader with 25 years of experience, we give investors direct access to residential development projects that are traditionally reserved for institutional capital.

What we do

Turn raw land into finished lots

We acquire well-located land, take it through zoning, entitlement and infrastructure, and deliver finished lots to homebuilders, phase by phase.

Where we invest

Texas growth markets

Communities in the path of Dallas–Fort Worth’s expansion, and university and corridor towns where demand is already funded and measurable.

How we protect capital

Institutional discipline

Rigorous underwriting, conservative structures and public financing that reduces the equity each project needs.

Alignment

We invest alongside you.

Transparency

Regular written updates, live project milestones and annual K-1s.

Experience

25 years sourcing, underwriting and financing complex transactions.

What we do

Value is built in layers.

Every stage of development, from land to entitlement to finished lots, adds value. We manage each one, so investors aren't paying someone else's margin at every step. Select a step to see what happens there.

Five realistic terrain layers illustrating land, entitlement, infrastructure, public financing and finished residential lots.
Development process · Conceptual illustration
  1. 01

    Land

Secure well-located acreage in the path of growth at a basis that works before anything is built.

  2. 02

    Entitlement

Zoning, platting, and approvals. This is where raw land is turned into buildable, higher-value lots.

  3. 03

    Infrastructure

Roads, water, sewer, and drainage built phase by phase, so capital is deployed as lots come to market.

  4. 04

    Public financing

PID bonds reimburse eligible roads, water and drainage, so less of the cost rests on investor equity.

  5. 05

    Lot sales

Finished lots are sold to homebuilders phase by phase, returning capital as each phase is delivered.

Our markets

Texas growth markets, close to home.

From our base in Dallas–Fort Worth, we focus on the communities where the metroplex's growth is heading next, and on Texas towns with real, funded demand drivers. Every market has to pass four tests.

  1. 01

    Real demand drivers

A university, employer base or infrastructure investment that creates housing demand on its own.

  2. 02

    In the path of growth

Within reach of a major metro, along the corridors where population and jobs are already moving.

  3. 03

    A land basis that works

We underwrite to today’s land value, not tomorrow’s. Every deal must stand on its own.

  4. 04

    Phased, builder-ready exits

Finished lots released phase by phase to homebuilders, so capital returns as each phase is delivered.
